Smart Comfort Plan

The Smart Comfort Annual Maintenance Plan includes:

  • 2 Preventative Maintenance Services per Year (as recommended by ENERGY STAR)
    • One Spring Maintenance
    • One Fall Maintenance
    • Customer must schedule maintenance before expiration date of plan

An Overview of Our Comprehensive Maintenance Service
and Inspection

Furnace Master Tune–Up

  • Clean and adjust burners and inspect heat exchangers
  • Check thermostat operation
  • Lubricate all motors, bearings, fans and inducers (when applicable)
  • Clean pilot assembly
  • Replace customer-supplied 1” filters and/or supply media replacement filters
  • Test and adjust inlet and outlet gas pressure
  • Test and adjust operation of safety and operating controls
  • Inspect flue pipe and gas valve
  • Test and inspect all wiring and connections
  • Check blower motor operation and amperage draw
  • Test carbon monoxide levels
  • Turn exposed dampers to heating position if marked (no balancing)
  • Inform customer of equipment condition. Inform of conservation measures to save money
  • Recommend necessary repairs with no hard–sell on replacement or repairs

Air Handler Master Tune–Up

  • Check thermostat operation
  • Lubricate all motors, bearings, fans and inducers (when applicable)
  • Replace customer-supplied 1” filters and/or supply media replacement filters
  • Test voltage inputs
  • Test operation of safety and operating controls
  • Test voltage and amperage of all electric heaters
  • Clean and check accessible indoor coil
  • Check all capacitors for proper uf capacity
  • Test and tighten all wiring and connections
  • Check blower motor operation and amperage draw
  • Turn exposed dampers to heating position if marked (no balancing)
  • Inform customer of equipment condition. Inform of conservation measures to save money
  • Recommend necessary repairs with no hard–sell on replacement or repairs

Master Cooling Tune–Up & Safety Check

  • Lubricate all moving parts where necessary
  • Replace customer-supplied 1” filters and/or supply media replacement filters
  • Test “temperature drop” between return and supply
  • Flush condensation drain to help protect against overflow
  • Clean outdoor condenser coil (when necessary)
  • Check for correct airflow
  • Test operation and condition of compressor contacts
  • Inspect start and run capacitors and relays for bulges, rust and leaks
  • Check compressor for proper voltage and amperage draw
  • Tighten and safety test all wires and connections
  • Check blower motor operation and amperage draw
  • Check refrigerant level based on liquid suction line pressure and temperature (super-heat or sub-cooling respectively)
  • Check capacitors for proper uf capacity
  • Check safety controls
  • Test for worn motor bearings
  • Inform customer of equipment condition. Inform of conservation measures to save money
  • Recommend necessary repairs with no hard–sell on replacement or repairs
